Appraisal Letters are Arriving/Have Arrived

The most recent record card available was prepared after the last revaluation, not the one we are presently discussing.  You can get a copy from the Town Assessor at town hall,

Good question jamie. I assume we'll find it out at some point when they post the full figures.

On a separate note, I cannot figure out how to remove the duplicate thread I mistakenly created for this issue. Can you do so for me and perhaps remind me how I would do so as I could not figure it out.

Took it down. There's no easy way to do it on the user side  at the moment.


Having flipped through 94 pages of Maplewood data, it looks to me like most neighborhoods had relatively stable relative valuations.  Some tax bills go up a modest amount, others go down.  A few outliers have much larger swings, likely driven by big changes in condition (additions, gut renovations, fires, etc.), but not the kind of neighborhood vs. neighborhood differences we've seen in the past.  A few condo buildings/complexes (e.g. The Top) seem to have more reductions than increases, but I didn't see big winners/losers by neighborhood on a first scan.

Were the valuations even broken out be neighborhood this time?  The comps listing has all of the comps lumped together other than in previous revaluations.  I don’t see a breakout of land value vs improvement value either.  That analysis would give us some indication of fluctuation between neighborhoods.

it was a full listing, by address, of current and new tax.  Listed more or less by neighborhood, but not explicitly labeled as such.  Just wish I could find the equivalent document for SO, for which I’ve only seen the sales/comps data.


Very, very helpful jamie! Thanks!  The listing by Block number certainly makes it clear that it is more or less by neighborhood as Susan wrote above.

Looking at my street, about 1/3 of the homes went up and 2/3 went down. The range was from +$2000 to -$2100.  On average, my street decreased.

Susan 1014 - This is the email that I just sent to Sheena and Ellen:

"Here's the link to the table that Maplewood put out. It shows everything - the old assessment and the new assessment, the difference between old and new, 2023 taxes, estimated 2024 taxes, and the tax difference. (It's confusing to say estimated 2024 taxes, It is more correct to show what the 2023 taxes would have been if the new assessment had been in place in 2023, but at least Maplewood is being completely transparent. South Orange isn't.)"

Averages are added - also - you can click on any heading title to sort.  I'll try to make that more obvious.

I think most imported properly - I was initially preventing duplicate addresses - but some condos/apartments had the same address - so may have missed a few.

My next door neighbor's estimated taxes went up, while mine went down. Looks like our homes' assessment values ended up about the same, but I know his should be lower: His home's square footage is much smaller than mine, and he hasn't done updates. He's a bit of a reclusive person, and I'm guessing he didn't let the assessor in, so got assessed with their assumed fancy updated interior.

If this is the case, can he get an assessor to evaluate it now? Or is the home evaluation portion closed?

If your neighbor’s property was not fully inspected, your neighbor has nothing to lose be calling PPA now and asking for an inspection.  If they say it is too late for them to do it, the town’s assessor may be willing to do an inspection.  It is worth a try.


Dang-o - just got my letter.  Assessed value went up 85%.  Seems a little absurd but consistent with the rest of the block.  What gives?

Yessir, Hilton section.


The Hilton area has seen significant % appreciation in recent years, probably more than many other neighborhoods.

Not as much as the assessed value % increases...also, part of the appreciation in terms of realized sales is attributable to improvements / renos / remodels.  Homes not being reno'd haven't sold for as much as the many that have, but all homes it seems are being increased similarly.
